The story of Oz and Lior - graduates of the July Wholesaling course as a basis for financial freedom Hello friends, I want to share with you briefly about my and Lior Ohayon's activity, so we came to Gal's course with the approach that we jump into the water and just do it without breaking our heads, and that's how it was. We signed up for the various systems and started running... It's important to note that we both work during the day as employees, so our activity was concentrated mainly in the evening hours. We also sent messages and made calls, the leads came mainly from the messages. And today we are happy to share with you that we are already after 2 successful transactions, one of which is even very successful 🙂 The first transaction was with an elderly woman who does not have the strength to deal with the property and therefore wants to sell (at least that's what she claimed) - we closed the property with her for XX thousand, after we sent bots to the property we lowered it to XX thousand. And we found a buyer (with the help of a JV) for XX thousand. A profit of XX,000. In the second transaction we located a property owner who is facing property con. We closed it for 110 thousand, after sending bots to the property we lowered it to 97 thousand. And we found a buyer for 160 thousand (with the help of JV). A profit of XX,000 !!!! And all this in total since we finished the course, which is a little over 3 months. So some conclusions, advice and insights: First of all, thank you to Gal for the practical course, for pushing us into the water and leaving us no choice but to start swimming, thank you for the guidance, patience and support! If we managed to do it while both of us are working full-time jobs, then you can too. It is very important to persevere, even on days when you come home exhausted after a day of work and you don't feel like it, try to do a few things to move forward. The main thing is to keep moving. During the transaction, many things come up that you need to learn to deal with and we didn't take them into account and this is part of the game, but the best way is to simply experience these challenges, learn from them and find solutions for them while doing it. It is recommended to work with a partner so that you are more committed to the process. Make sure you enjoy the process and the challenge, after all we work with people and once you enjoy it and do it with intention and determination you will be more successful. Be attentive, many of the answers and solutions are between the lines. Develop a relationship with the seller, make sure he feels most comfortable with you. Don't put things off, if there is something to do, do it now. It is very important to emphasize creating a quality buyer list! Now we have experienced firsthand how much value this brings to the business. Start mixing and getting to know people from the field, we have benefited a lot from the knowledge and experience of others and this is a significant part of your growth and development and that of the business. From here our goal is to turn the activity into a real and stable business. We hope that we have brought some inspiration and confidence to a company that is at the beginning of its journey... Continue reading post number 1: https://www.forumnadlanusa.com/2021/10/introductory-post-ronit-shachar/ Creativity, one story of many in real estate transactions I always see the pattern of people, how different they are when they want to sell their property (not willing to admit faults, not willing to lower the price) compared to their other side when they buy, when everything in the property seems to them like a huge repair that needs to be done and they try to lower the price with all their might. I had an astrological chart done twice and it turns out that my horoscope is in Libra, which apparently allows me to always see both sides and flex my positions towards each other and reach a balance. Buyers always want to know what the seller thinks and usually won't know. Sellers aren't really interested in knowing what the buyer thinks, the main thing is that he puts the money down. Throughout the transaction, there are obstacles that must be overcome and problems resolved, such as an apartment that a young man from California bought from me (without seeing it) that was supposed to close early and on the 18th of the month, but the seller cannot and wants to close on the predetermined date (her right, but my buyer is angry with her). Every deal has its own dynamics, but if you change something in the seller or the broker or the buyer, it will work differently. I saw other things in it, like the great deals I did here after the real estate crash that some of the buyers didn't want and regret to this day, and the buyers who did buy congratulated me on.
