  1. You have several options and you have to be creative ..
    1- Look for a partner who will be the equity and you will be able to purchase a property for at least 160 thousand.
    2- Purchase a property at Forklazer, or Forklazer or Short Sale, and there are such deals, and then you buy an entry worth $ 70-80 at that price, rather than renovating those straight sells for a small profit of $ 5-10 or if you have money to renovate it is also an option.
    3- Invest in areas like this but look for an upside in the deal and then you can sell either immediately or you will because otherwise you will make a return but if you are not managing massive management like it is then it will be difficult for you.

  2. As for the properties in the low price range - true, this is a roller coaster, maintenance and management issues in more difficult areas. On the other hand, the return on these net assets is much better.

    For those looking for peace of mind and willing to settle for an average net return of 7%, it's best to go for properties above 80K.

    I do, however, recommend seasoning the portfolio with a number of high-risk assets in demand areas. They have a tendency to come down less in crisis, easy to rent them, you do not have to make all the repairs that the tenant wants in a few days (you can tell the tenant to wait with the repair).

    I personally, and again it is a matter of character, investing and will continue to invest only in such assets. They allow the portfolio to grow much faster and provide a risk diversification option that most investors do not allow for assets of 80K or higher.

  3. Friends without hurting anyone and I'm sure there are guns that specialize in managing these assets why get into such deals ??? Agree with every word written here why not assets in this amount. What is cheap There is a reason why it is cheap. A quality home in the US can cost no less than 100-120 at a minimum. If it is cheap because it is in a harsh environment, an old property etc.
    Agree with friends who wrote that if it is the budget then find a partner and buy something quality.
    If this is an initial investment in the US do not go in for that amount and look for something quality real property that you would be willing to live in…

  4. At least Jackson does not recommend these amounts, these are difficult areas in every respect.
    By the way, there are investors who work hard in these areas and make a lot of money but it's for the advanced and local who live the environment and the population and know how to deal with the challenges and volatility.
    By the way, in these areas, price increases are moderately if at all. Also, in my opinion, these areas are least immune to a crisis.
