US or Israel - Where to invest?

(Lots of topics here are beginners / starters)
Let's define: advanced ones are those who have already made several transactions (let's say 5 or higher) but they are not professionals (those who accompany others or do 4 deals a month or have a business that helps others to invest), that is if you have already done 20 transactions but that is not your main occupation This discussion is relevant to you.
Of course the discussion is open to anything even though I try to target it to a specific audience (sorry) - I have no intention of hurting anyone of course)

- If you could solve this problem (______) or these problems (______) your life as a US real estate investor would be better.
I hope that the discussion will not revolve around the well-known and painful financing / loan issue.

  1. I'm from the beginners and I just say that it's very interesting to read the discussion, but it's a bit difficult.
    If there are people here who have done more than twenty deals and still can not make a living from it, it sounds pretty scary to me, because I thought it was possible to make a living from this occupation in a much shorter range

  2. It is difficult to find very good multi-price transactions at 200-600K prices which are seen as the obvious opportunity to increase rental income and receive refinancing.
    And it is also difficult to find financing at 4-5 interest rates for long periods of time, and knowing that interest rates will rise is beginning to be marginal.

  3. My challenge is how to take the next step and grow... to reach a passive income of 10000 dollars per month, after about 35 deals I've already done. And make it my main occupation, which is really not today. Do I need a partner? Should I diversify with multifamily? Need more areas in the US?
