I'll start with a statement I believe in very much
"Experience brings wisdom"

One of the first things I remember when I moved to New York looking for work that friends offered me to join and work with as a real estate agent, my first answer was that I was not interested in being the one who signed the deal but the one who signed the deal as the buyer.
A few years went by and at the end of 2012 I bought my first property in the Bushwick neighborhood of New York. I got to know the area very well to the level of street recitation one by one without the help of the map.
I guess most of you do not know but Buswick was an area where most of the Spanish population, a low population, a very high crime level, a lot of drugs.
Despite all this proximity to Manhattan is something irreplaceable, Manhattan has become too expensive for the young population coming to New York, slowly moving out further and suddenly young and colorful guys rent apartments in Bushwick.
To the property I got through the Craigslist site that was once a little more actively active, the property was on the market for a whole year !!! No one touched !!!
When I arrived the owner was already convinced that there was no buyer and invested some money to give life to the apartments, he is there instead of having a kitchen in the floor!
I looked at the apartments and according to a quick calculation I decided that there was no way I would not be able to rent them at 1500 unit. At worst, the building had 3 apartments.
A short phone to the mortgage agent showed me that my monthly payment, mortgage interest and taxes would reach 3000 per month.
So far everything sounds pink…
This is where the section comes or maybe most of us will come before, I like to call them alligators, dream predators etc.
We all have one.
My wife, when we were just engaged, got advice from parents like, don't do it with him, it's dangerous, he's crazy and blah blah blah…
By the way, apart from the house they live in and it's before they lived in that they never bought real estate…
My wife told me that if it was so easy, why did not everyone do it?
In any case a good end all good, we went through the egg with crocodiles, the owner suddenly decided that he wanted to raise the price and asked for a thousand dollars 550, we closed at the end on 505 thousand dollars.
Within a month the building was leased at 5000 per month, with time I managed to raise the rent to 5500 per month.

Moral to this chapter,
"Experience brings wisdom"
We all have crocodiles and dream predators but to know we must do.
