So first of all a little about me -
My name is Or and I have a real estate investment business in the US called - Bsmart. Invest
I was a software engineer for 7 years until water came to my soul, and I decided to engage in my favorite field in the world - cooking.
just kidding. The reference is, of course, to real estate.
I buy income-producing properties for investors and do flips (on the way there) -
In the State of Indiana, Indianapolis.
Invests in this market has been almost 4 years, and really loves this city and all it has to offer.
In addition, he collaborates with a local entrepreneur in Cleveland and New York.
And in my free time - serves as a mentor for real estate in the US, and teaches people to do what I do including full support from me.
What can I tell you that the great guns in this forum have not told you about - insurance, flipping, wholesaling, foreclosures, owner-financing and what not…
So, I'll take a slightly different approach.
Let's talk about goals.
I love BiggerPockets, and every week I try to listen to some podcast or interview from BigBuckets.
And in one of those podcasts, they told of a gun broker who would become a millionaire, and the method he liked to work in. His method of achieving goals is called GPS.
G - Goal
P - Priority
S - Strategy.
For each goal, 3 defines peritories, and for each priority, 5 defines strategies.
Because what is the most important argument in setting goals?
First of all, the goal has to be well defined, and we need to define a clear plan toward the goal, otherwise we will not know how to reach it.
Example:
Goal - As of December 2019, I am the proud owner of 3 profitable properties in the US.
Priority - 1. I connect with someone who is already doing it, brings him value and with the help of cooperation with him / her acquires the assets.
2. He takes a course that will teach me everything and do it on his own.
3. I pay someone to look for the assets for me and bring me deals.
Strategy - For Priority one -
1. Investigation of Active Entrepreneurs in the United States.
2. Self-study through the Internet of the markets in which the entrepreneurs work (entrepreneurs I like).
3. What value can I bring to the entrepreneur?
4. Organization of the funds for purchases, including equity, loans from a commercial entity, loans from a private lender, partners who want to enter into a transaction, loans on KH, a mortgage owned by me, a mortgage owned by an mother, etc.
5. Scheduling full meetings and acquaintances with many people in the US real estate field.

This is just an example, of course, and everyone builds this tree differently.

I like destinations very much, I like to break my goals from the big target to smaller destinations on the way, small successes make us continue.
My goal for 2019 is to turn to a new market that I was not in and to increase my Cash Flow column in the budget I set this year.
