So why did I choose to invest in Texas in general and Dulles Porat Worth in particular?
So first and foremost that my big brother himself is a big US real estate investor paved the way for me. He built the operation and professionals in the field and from the variety of markets he invested in it turned out to be a sought-after stable and rising over time. I have no doubt that it was the biggest catalyst for me to invest in the US, though I wanted to invest in real estate and assume that if I were to invest in the country at some point I would discover and be exposed to the US sometime. I was delighted to have won about 6 years ago…
If you look at the state data you find that it is very diverse in employment and the oil state is slowly becoming a high-tech leader and some even call Dulles the Texas Silicon Valley. The Dallas metropolis is a particularly large concentration of huge corporations from Fortune 500. Security companies like Lockheed Martin, Army Base, high-tech companies like Texas Instrument and ETTT, Exxon Mobil and more from Energy, McCason from healthcare, Kimberly Clark Basic consumer goods giant American Airlines and Southwest Airport, Toyota and I have also read that Facebook is also considering many other large companies from various fields such as financials and other sectors as well as other companies that are slowly declining in Texas and corporate headquarters as well. Add to the equation Apple that is going to invest in Austin (which, by the way, is already a leading high-tech center but I didn't invest in it) and many talk about it as well as Amazon's near arrival and you get a state in general and a metropolis in particular that I think is the future of the US.
As far as the state is concerned, there is a lot of positive immigration from all of the US to what makes Texas the next California to my taste and many others.
Texas is the 4th largest city in the United States and is Houston, while the 4th largest metropolitan area is Dallas-Arlington-Fort Worth.
In Texas, rents are in favor of homeowners as opposed to certain states in the United States (California, for example, and others) are very important to us as investors. A tenant evacuation process does not pay relatively simply.
So true property prices are no longer cheap and if I could take a time machine then I would certainly return to January 2013 together with you and together we would buy half a city :)))
In 6 years there has been an increase in value of about 100% however it is still stable and a backward graph of the country will show that it is stable even before the crisis and this is what needs to be looked for. A country that makes about 5% annually conservatively and not raging up and down as happened before and during the crisis in many countries. An increase in the value of an asset has to catch up with inflation and a little more, and the rest is a bonus.
Investments in a good area are state-of-the-art from the 180s and onwards, the price for an average property in a good area between $ 220-1400 and the rent of about $ 1800-XNUMX is still beautiful yet yields nicely and what is good about this is the occupational diversity that allows tenants to pay this rent.
Recently I had a dilemma with the money I had drawn from the assets to try a new market or go for the safe and known that I did.
I have no doubt that a relationship of years with your operation in the field is something irreplaceable.
I would be happy to hear your opinion. I am sure that many will dispute the property prices and will prefer the high yield and cheaper property prices.
Thanks for sharing Daniel!
An excellent post by Daniel that made our real estate expansion expand to units that deal with specific areas and we opened the Texas unit in your honor with your excellent post! Why it is recommended to invest in Dallas Porat Worth - Daniel Dahan
Glad to read your post.
I also purchased properties for rent in Texas (Middlothian and Waxahachi).
I wanted to diversify the following properties, but it seems to me that it remains in the area…
Thank you for sharing and authenticity - continue to do a soldier and tell us. It's fun to read what you've written
Good morning, I would be happy to recommend to realtors, contractors / professionals etc. in the DFW area. Thanks
Hi Daniel, I read the first and second post and I admired your courage to go against the flow of buying a house in Israel and actually go with the common sense and invest in the USA. I also invested in Texas right near you in Allen I bought in 2013 for 186K and today it is worth according to Zillow 297K The rental started at $1695 and went up to $1750 over time. There is no doubt that this is the most promising investment over the years and as I recommended to my brother and my friend from the group here, Texas is the friendliest to investors in my opinion.
