Two apartments and a shop, located on a street between the years 2006 to 2009 I would pass there almost every day, even if there was a red light I would try not to stop with the car, which I was sure to make sure the doors are locked.
7 to 10 years ahead, beautiful area, young people, educated, private homes at inflated prices.

For almost two weeks the seller does not sign the contract, we bother them every day, nothing helps.

It turns out that the buyer who agreed to pay more came with a list longer than my wife sent me to the supermarket before Pesach and this bothered the seller, he just wanted to sell a building that is in excellent condition.
Out of the ordinary, six people were on the line: a seller, a buyer, two lawyers, two brokers.
I thought that within 10 minutes we would sew it up.
3 A few hours later, everything was stuck and I could not find a way out. I asked everyone to listen, I told the salesman I was talking to him, I gave him 3 options:
1. The first way of doing it.
2. A second way of action at my price after I raised ($ 1.600 million).
3. We do not decide now that for me he does not want to do business with me and that they will not call again!
It took him exactly 10 seconds to tell his lawyer that they would go with my course of action.
It took another week for us to formulate the contract, but everything went well, $ 1.600 million.
Two apartments and a shop:
A shop (a laundry owned by the guy who just sold me the building) $ 4700 per month.
Apartment 1 - $ 2425 per month.
Apartment 2 - $ 3000 per month (the apartment was empty and the bank asked to rent before closing).
Monthly mortgage payments, taxes and insurance are just under $ 6,000
I got to the point I wanted before I decided to sell the first building, the goal was to double my monthly income.
I do not know about you, but I did not light up the thought of seeing a large sum in my bank account. I'm turning on the interest that a fixed amount will come in every month, that's what I'm here for!
