So for all the newbies and all the oldies...this is Lior, founder and CEO of the forum, in 30 seconds:

Lior Lustig is an experienced real estate investor who has been active in the field in Israel and the US since 2007, but his love story with real estate begins in his childhood when he collected articles about the field and researched and studied the subject in depth, with a dream of working in it in the future. For Lior, real estate is much more than blocks and concrete or wooden structures, but an integral part of life. Lior lives in New York.
In the Israeli market, Lior was involved in establishing purchasing groups, TAMA 38 projects, income-generating properties, land, etc. Professionally, Lior is a technology and management professional with an American master's degree in business administration and information systems, and is also a graduate of numerous real estate courses. In Israel, he managed many large technology projects for the Ministry of Defense and various startup companies for about ten years, and moved to Manhattan in 2010 following a startup he founded in the field of e-commerce and real estate. Lior is always looking for a way to improve the real estate transactions he is involved in with the help of his technological knowledge. Lior has experience in seeing and analyzing a real estate transaction from all angles, and examining an investment for him is a comprehensive and precise work process that is examined in several aspects, regional, local and computational.
In the American market, Lior began as an investor and entrepreneur in the single-family sector, and after understanding the limitations of the sector in terms of financing options and returns and the advantages of being a US resident, he began investing in larger multi-family transactions in the order of 6 to 30 housing units. Recently, he began adding investors to his investments after receiving inquiries from members of the forum he manages and from other investors who understood the advantages of American financing that Lior can receive (attractive interest rates and terms), and the potential for high returns and future improvement in the investments that Lior is involved in, without sacrificing the quality of the investment area. Today, in his daily work, Lior is the director of the information systems sector of two large companies in the US, and lives on Long Island with his family. Lior makes real estate investments alongside his work. Since Lior does not depend on these transactions for his livelihood, and does not need to generate transactions on an ongoing basis to make a living, Lior is careful to only enter into excellent transactions, and this after conducting comprehensive market research, which Lior will explain in a lecture, even if it involves waiting several months between transactions. Lior's approach says that it is better to give up on a transaction about which there are doubts, than to enter into a transaction that will turn out to be problematic, and thanks to this approach, Lior is proud that all of the real estate transactions he has initiated directly so far have been successful to very successful in terms of increase in value, yield, etc., and there has not been a single transaction in which there was a financial loss. Many of the transactions involved creative thinking "outside the box" in order to maximize the profits of the transaction, but also a lot of field work and analysis.
As part of the service, Lior provides American identification, analysis, and financing services for transactions – terms that only an American with excellent credit can receive. Lior enters as a partner in all transactions, investing his personal money, and is therefore 100% committed to the success of the transaction, and these are usually small groups of four investors per property, so that the number of apartments each investor receives is significant from the total investment. The profile of investors that Lior works with is experienced investors who are not their first transaction in the US, and who want to move up to the next level of joint ownership in small multi-family transactions but cannot do it alone in terms of knowledge and financing.
Over the years, Lior has gained extensive knowledge and expertise in identifying new markets, analyzing transactions, and working with banks to obtain financing.
Recently, Lior began researching the areas around the new employment centers that Amazon is establishing in Queens and Washington – and of course, his prior familiarity with Queens for 9 years, and his residence in the area are a great advantage in finding suitable deals.
