Where does it meet you?
There is a saying in real estate investing that says
Know your numbers
So you knew ... you became ... you checked ... you verified…
How much weight does your gut feel… if at all?
And vice versa… the stomach says a good deal, something smells good,
But the numbers do not necessarily work out…

I like the question. And I have an explanation, I don't know how much it is worth. The two things are not contradictory. I think that the numbers are a necessary condition for any transaction. It is not possible to enter into a transaction where the numbers do not work. If so, it is a transaction for a long time with the belief that the neighborhood will rise in an exceptional way due to all kinds of exceptional reasons. I think the gut feeling is the result of experience. If you have focused on a certain neighborhood and you know the neighborhood well.
You may feel that a particular house is a good house because it is a corner house or you feel it will sell well because it is the favorite style in the area. It actually stems from a gut feeling. If you have a good gut feeling in an area you are unfamiliar with then these are the absences that you should ignore.
