After a self-war in continuing to sleep until a normal hour to reset my jet lag, I started my first day in Jacksonville. I met in the morning with the property management company, which I will probably come to work with soon.
I arrived at the meeting with great excitement. Before that I memorized everything I wanted to say and ask so I would not forget anything ...
I expected to go to a small office with a real estate manager behind a computer, and in fact I came to a large office with a secretary at the entrance and a lot of action on the other side of the door. I expected them to expect me at least as excitedly as I did, and in fact the secretary did not know who I was and asked me to wait until someone was free. In addition to all this, I did not sit at the end with the principal herself, with whom I kept in touch all the time, but with the girl who was responsible for recruiting new investors ... At first I was a little bit upset, but I soon realized that I was still an investor (not even their investor) Everything is fairly standard. The meeting was good, I got to know later on with the people I will probably work with later on, and especially the first time I got the token who these people are on the other side, but they are supposed to take care of me when I'm not there, and that gave me a lot of confidence.
After that in the parking lot, I got into a small talk with one of the company's maintenance personnel, who is responsible for inspecting the properties after a tenant leaves and takes care of his preparations for the start of a contractor's work if necessary, and in fact it was my best meeting this morning! He told me what was happening in the city, what happens when a tenant leaves, how the management company is run, what things he emphasizes when a tenant leaves and much more information. Finally I gave him a business card and asked him that if he heard about an interesting opportunity or just wanted to talk then he is invited to contact.
Later I met with a mediator. The meeting was supposed to deal with the transition to assets and even visit them, but I preferred to take it at this stage more to match expectations and work methods. It certainly helped to focus her more on the type of deals I was looking for, to understand from her what she was willing to do for me (and what not to) and especially to understand that she was my real estate broker and that we should have a good relationship.
Finally, I met with the insurance agent from the agency that accompanies me today and I will continue with them for future investments. I received a lot of knowledge that I did not know before - about the types of insurance available and what is recommended for transactions of the type I am looking for, the process of creating the insurance, how to activate insurance if necessary, etc. An hour and a half meeting that was very helpful and in a good atmosphere that I am sure will make the interaction between us good and effective.
In short, Insights:
1. Understand that the novice investor is just "another one" - but with all that, it's important to understand that you did not come for a short time but came to stay.
2. Conversations with people on the road are sometimes more important than formal meetings. Mostly it will be with people who are behind the scenes and crave an investor to talk to them. It is possible to produce a great deal from such meetings (incidentally, this is true for life ...).
3. The formal meetings are very formal. It is always too important to break them with a few questions and side conversations unrelated to real estate or indirectly related.
4. Small Gifts - They are very excited about small gestures (small chocolate does a beauty of work).
