I want to raise a few more very important points before transferring money.
Please respect money, and remember that… Cash is King
Especially in America, and especially when it comes to real estate transactions.
Americans usually buy with a mortgage and it's at the mercy of the bank,
Which depends on credit, repayment capacity, etc.
So before transferring money please please check:
The person selling you the house is indeed the registered owner of the house,
And where do you check this? At the County Clerk and of course it will cost
When they do a Title Search. I've heard of cases where money was transferred before.

I would add a General Warrant Deed to make sure there are no debts on the house, etc.
