This is my first post on this special forum and I will be happy to tell you about me in a nutshell and give some interesting data about the city of Memphis (Tennessee) where we invest.
So very nice, I'm Nati Ganglos, I have been involved in real estate in Be'er Sheva and the surrounding area and in the USA in the city of Memphis in the state of Tennessee.
One company of mine, named Eretz Ir, believes in real estate in Israel, and VM Investments, a US real estate company, manages it with me, Eyal van Moppes in Israel, and Doron Feigelmon manages it in the United States in an exemplary manner.

So what happened in Memphis last year?
I would like to start from the bottom line,
Memphis's growth in recent years has continued to grow, as the second-largest city in the world, the main headquarters of 3 forbes Fortune 500 in which Amazon Worldwide.
Memphis continues to be a relatively safe real estate investment market that attracts positive immigration and multiple domestic tourism in the U.S. and enjoys good yields and a moderate and steady rise in housing prices, and accordingly in rental prices.
By extension:
Memphis, as a city characterized by trade and heavy industry and the center of production, distribution and transition of goods continues to grow and grow in its industrial aspects.
In 2018, construction and investment in the value of 1,300 billion ($) was given, compared with an increase of approximately 23% of the previous year in the investments of large companies, Private investors and contractors in the city.

In addition, this project is the construction of a financial trade district that is expected to increase the tax revenues of the city and make it easier for the residents, in that the taxes collected from this area will cover the municipality's expenses for infrastructure maintenance.
