Inspired by Idan Shkedy I decided to raise my journey as well.
My goal for 2019 in real estate was to move from a priceless New York area to areas where I could afford to buy more assets and be a more active player, which meant it would be easier for me to re-create the initial capital every now and then.
Part of this goal is also learning about all the remote management that you experience on your own every day and I'm not that close to my New York assets, dealing with a management company I haven't had to date, etc.
So after dozens of tests of properties and filters of various kinds, proposals on assets I reached an agreement with a seller we signed the understandings and reached the spot. I decided to get to meet with the seller, broker, management company and lawyer.
Of course, when I landed I was informed that the inspector I was in contact with could not reach because he was sick, I had a pity that he had already gone to the property 3 times for me and very much waited to meet me, we had an hour and a half to find someone else, we found someone and very Happy because he is also an investor himself who previously owned a 108 apartment building, a relatively young guy, no more than 45, I'm sure he and I will stay in touch - in conclusion, everything is going well!
I was really happy to have found them. From the very first moment I spoke with the owner directly, a guy of interest, poured out a lot of knowledge, even when we arrived at the building, he saw that he knew all the people in the municipality personally. He is a social activist in the area and owns the property himself. Better.
We met at the end of the day, the guy is a friend of a friend, apparently they represent condominium apartment companies, they represent more than 5500 apartments regularly, the truth that until yesterday they moved slowly from the pace I love, no doubt That yesterday's face-to-face meeting moved the engines to the desired pace, e-mails were sent to the middle of the night!
The seller - it was good to see a normative person, the whole story he told me why he sells the building after 14 a year so I feel good about it
Broker - nice person, just as I described him, I showed him the way I want to work in the future and I'm sure he will send me more deals, because soon I will have the stamp as a customer who really buys.
I'm really excited to see how the first year will go, I want to see how many numbers I actually managed to get into the seller's operating numbers, any expense or cost that I think would come to be considered a downfall for me, I was really overpriced, every cost you cost me as it cost the seller An amazing success for me.
The biggest question marks were the taxes and insurance, after the excavations and inspections there seems to be nothing to fear from the taxes, on the contrary, there is a situation that I will be able to lower them because they are relatively high, a lawyer can fight this part of their specialization.
Insurance, we'll go home and we'll check the matter out loud, very very important and still have time to get back to me.
