Question about loans and mortgages: Does an investor, without American citizenship or Green Card, with an asset worth more than $ 100K, can pledge or take a loan on it?

Hi Albert, Mortgages are my field. By and large all lenders want 2 to 3 points for opening a portfolio and therefore your worth is borderline. The solution for you is to create such a loan on your own! You will find an investor who will get a first lien on the property, agree on interest and the type of interest payment only or Spitzer. A local title company "creates" the mortgage and registers it in the district (equivalent to our tax register). Successfully !!!

Hi Albert,
Financing in the US is a very difficult issue, but possible. I did this I invest in the US from 2013 and hold some mortgages.
There is no method or trick, it is simply personal connections.
Right now I'm in the process of taking a mortgage for two buildings for my clients.
Successfully ?
A follow-up question on whether the loan or the bank can be in any state in the United States or only in the state from which the house was purchased as a mortgage? I would appreciate details regarding Atlanta or Michigan if anyone has any recommendations
Well then, after 5 years of impossible exploration and conditions, I was able to find a foreign broker. Active in Florida Texas California and New York. There are still terms like minimum 150k but it is able to take 2 loans and above for a high amount.
Before me mortgage 3 free properties I bought in 2013 and 2014
They have almost doubled since the purchase. I managed to take 65 percent of each property, added some equity and purchased 2 properties of 210 CA.
The interest is not cheap 6.5 but it is generated from the assets and the increase in value plus one asset purchased with no equity at all so it is an infinite return.
Lior once put up an investor post with leverage on why it's worth it despite interest rates.
Exhaustive bureaucratic process I still breathe for two years in Break Ivan from renting the 3 properties against the mortgage and not yet entering new money from the new two as soon as it comes back into profitability
Ido recorded Florida and that's true Most of the brokers I was looking for are active in Florida this foreign mutant state.
There are also countries that can be tame in Florida .. You need to find the right mortgage broker
There are companies that have done this even without being residents, for example Daniel Dahan - Refinance
I would sharpen your question…

Depending on whether the investor lives in the United States (with a visa, for example) and has a credit rating and a debt-to-income ratio. If you live in the United States, even without a green card or citizenship, it is possible.
