Hello friends ,
I'm happy to join this forum, I've already seen that there are great people here with great knowledge!
My name is Osher, son of 28, BA in Economics and Business Administration and student of Land Appraiser Certificate. Freelance has been in 5 for years and earns his living from a business of photography events.
Recently, I became interested in real estate in the US with the goal of making money and fulfilling the dream, the dream my father started and didn't finish.
So I started gathering information, meeting real estate companies, reading articles and going through every post and every forum comment in order to gather as much knowledge as possible.
Along the way, I got about a million question marks and realized that probably the best way to start with as few risks as possible was to stick to a mentor - someone who would actually teach me to set up everything from 0 including my own professional network.
I would like to point out that my goal is to enter the field and turn it into a profession that follows from a not so large share of equity, so I am not interested in producing transactions at the moment.
So how do you begin?
Where should you start in the US?
Which deals are best?
How do I build a network of professionals better than mine?
Recommendations for a mentor I can see as a father or a big brother?
I hope that I will accumulate all the necessary knowledge and help me
Good luck to me and everyone !!

hi happiness Continuing our correspondence, I can tell you that in the beginning I read a lot of real estate articles - and I'm talking to you about collecting articles from the age of 13 that I still have in a huge binder - when you love a field you live it. After that, I acquired an education in real estate in a large number of courses and while I jumped into the water and made deals, and when I arrived in the US following a startup I founded related to e-commerce and real estate, I worked in a real estate office in New York to learn the world of American real estate from the inside and moved through all the departments - Finding deals below the market price, marketing, mortgages, etc. I recommend that you first finish your degree - this is an important profession in the field and also a safety net. At the same time, I recommend acquiring a basic education in real estate and then learning while doing - dozens of real estate offices in the US will be happy to have you - there are dozens of ads in the newspapers, just a small recommendation. Look for a place that pays you something basic every week and don't rely on receiving payment from the transactions because It takes months, and you will choose an office that has people who are willing to teach you the process and not just take advantage of you to hand out flyers in homes - you will arrive following recommendations of a guru who works in the office and who makes an escort program. I also recommend that you go to an area where your specialization will be worth money - an area that is developing and has a vision for growth in the next 5 years but also has a supportive Israeli community there that will help you. If you come, let's say, to Queens with a friend and live with three roommates and each pays $600 a month, share food and support each other and start to specialize in the Queens area - then there is no doubt that there is competition there but you will learn a lot and you know that with Amazon coming to the area your knowledge of the streets and areas will be Worth a lot of money - I worked in this area for three years and know it like the back of my hand, and now that Amazon is coming, there is no doubt that this knowledge contributes to me. Think years ahead, and don't be afraid to get your hands dirty. You start from the bottom, run to show houses, flyers to find deals, network of contacts, etc. and that's how you learn. I know people who started after the army in Brooklyn as agents, moved to startups, today build buildings there and own some of them and live in penthouses in Manhattan. If you give your soul to it the sky is the limit. Also, working as a real estate appraiser will teach you a lot and also expose you to transactions and of course you will know how to analyze transactions in an excellent way - I read appraisal reports all the time and knowing how to analyze and prepare such reports is an art in itself. The more deals you analyze the faster you can tell what is a deal and what isn't. Good luck and whatever support you need remember we are here for you! You are in the right place! Be strong and courageous and I wish you glory forever and ever! ?????
Hey Happiness,
I did the way you talk about it and bought a few properties in a short time, and I'm very pleased with the results so far. I am aware of the difficulties and will try to answer:
Agrees with the comments above and adds that you need to build yourself a winning team that includes at least: a real estate agent, a mortgage agent, an insurance agent, a property management company, a mentor and support from home (spouse). You can also add a lawyer to the mix who can advise if necessary. Agree that ideally it is better to do real estate from the field, but there is common and there is desirable, and it is not always possible. I live in an expensive state (California) and it is not practical to purchase investment properties here and yet I managed with the help of a clear system to invest outside the state, "remotely", paying attention to the important details and frequent checks I conduct to run the business. I would love to share and answer any questions!
Happy to have a successful ️️
Hey bliss lots of luck,
In order to find a mentor in my personal opinion, I recommend working in a company that deals in this field. And as Michael Assido said
Real estate in the field and not remote control.
In terms of where to start ..
My recommendation (believe a lot will be shared with me also) is to start in smaller, less competitive markets. Not to choose central and famous cities of the head but rather to look at the cities 4-5 in size in that country. Read about the development in those cities and send emails to real estate agents in the area who will start sending you attractive offers according to the prices you are looking for.
The road is still long but its fruits are sweet.

I strongly recommend that you talk to Yoav Pinhas
I am glad that the people who described this bullshit of 10 a thousand a month at best are slowly seeping through
Good luck buddy !!
There's nothing better than a mentor
Personally, I am on an escort program by Robert Shamin and very pleased.

Good luck Happiness -
Most important if it becomes a major profession -
Do realtor on the ground and not on the remote control.
