Hello everyone ,
First I would like to point out that there is a lot of excellent information in the group.
I'm at the beginning of my journey in flipping (after two deals that were successful, but they charged "tuition fees" and luckily they were profitable in the end).
The big problem I'm encountering is the contractor issue.
In the two flips we made (me and my partner) the contractor pulled out the renovation and all the connection of the utilitys plus four months from the expected!
I would like to hear if anyone has any suggestions on how to find a good team,
Do you think it's a good idea to make electrical plumbing separately and restructure at another contractor ..?
What are the places to advertise to find a team that will stick with us in the following projects (expect 4 flips per year)?
And how to make sure everything is done according to a schedule because usually there is no choice but to pay part of the amount in advance (since the contractor has to buy materials, workers, etc.)
(By the way, the property area I'm buying in New Jersey)
