Opportunity zones, which were established as part of the Tax Cuts and Jobs Act late last year, have been something of a gold rush during the year, with investors ponying up trillions so far. The zones provide tax benefits to investors who place unrealized capital gains into opportunity funds, which then deploy capital into opportunity zones. Opportunity zones are a collection of census tracts designated by local jurisdictions. Each state nominated designated tracts and later sent the designations to the Treasury Department for certification. More than 8,700 communities nationwide are designated opportunity zones.
