Sale of property directly to the tenant

I own an investment property for several years. The current tenant approached me directly with a proposal to buy the property, since the management company does not deal in buying and selling, but only in management.
Is it worth trying to manage the sale process myself and from a distance, or to be assisted by a real estate agent or local attorney?
The price offered by the tenant seems reasonable to the house in its current state, but I must also take into account the costs of the sale. How is it common to divide the costs between the buyer and the seller, if at all?
