In my previous post I talked about one of the many things to check before you buy a plot for new construction.
Today I want to give you an important tip that can save you a lot of money and headache.
Many students who accompanied me on their entrepreneurial path come to me with a deal of their sons and show me the numbers.
Ask about the contractor, schedules, contracts, market value.
But one very important thing they forget is to be in the field and see the pitch in their eyes.
True, if you make a small renovation especially if it is for rent can be checked remotely. But when you buy a plot, or a number of plots, you have to be in the field.
Here's an anecdote:
I put on contract 6 lots in the neighborhood which according to all data is an excellent neighborhood, B Plus and flew to Atlanta. I arrived with the contractor and the broker and entered the neighborhood. The entrance was truly impressive, very beautiful houses, a very well maintained neighborhood. We reached the area itself. The first thing I do is talk to the neighbors. The neighbors asked me if I was going to build there town houses. The reason is that there was another entrepreneur in the same neighborhood who wanted to build town houses and the neighbors were very angry that they were trying to change the character of the neighborhood.
They were ready to go to HOA and sue the entrepreneur. From this I realized that I had to build singles. No online information could give me this information!
In addition to one of the neighbors who passed by, she stopped and asked what about the high voltage lines behind the lots. I raised my head and really see that there is a high voltage line that passes near the area. Of course it immediately caused me more tests. I took out the map of the neighborhood from the district and saw that the line of tension cuts the last two lots !!!
This figure alone causes constraints in construction (construction is forbidden beyond the power line that cuts the lot) and of course will make it difficult to sell the houses.
I canceled the contract and the seriousness fee came back and it brings me back to the cliché that "sometimes the best deal is the one you didn't make". So do yourself a favor, add to the cost of the deal travel expenses and fly to see the bride ✈✈✈

Noam is very beautiful. Indeed HOA has a lot of power.
They stopped me building a big single in Alabama and I had to change the house plan because in their neighborhood they liked too many houses in the model I wanted to build.
The most simple and probably quick and cheap is to build a new model and receive their blessing.
How true !
1. If you are allowed to build a town house then neighbors can claim as much as they want.
2. If you buy online without having a local person to help with all of these checks (broker, property manager, or buyer himself) then definitely always are expected to be silent.
