Real estate is made from the ground

Am; Lek, I'm not leaving Israel (not yet ๐)
And forgive me in advance the mentors of the real estate investment study programs in the USA, according to which you can establish a real estate empire from the armchair in the living room.
True, the center of my life as an entrepreneur is here in Israel and from here most of our transactions take place.
And it's true, you don't really have to live in the US to invest and succeed.
But one way or another we must be "on the ground", because in the end, there is no substitute for our presence in the field.
And if we can't do it ourselves and live in the US, we must at least:
1. Choose the most expert and professional local partners to be our eyes and feet and ensure our success.
2. Get to the field! Yes Yes. Get a visa, buy plane tickets, leave everything, get on a plane and show your presence in the field.
Only in this way is it possible to identify business opportunities in real time, maintain the existing assets and ensure that our interests and those of the investors are properly represented.
Sherry and I realized from our first deal that there is no substitute for our physical presence in the field and a face-to-face meeting with the people we work with.
Our first trip to the USA, which, among other things, was intended to close the first deal, ultimately made the difference between a very successful and profitable deal and one that could have easily gone down a problematic and dangerous path.
I truly believe that our presence in the field and meeting with the local team transmits seriousness, commitment and effort invested on our part in the partnership that is forged/built.
After all, the foundation of our business is based on quality relationships that allow all parties to grow and grow together.
So precisely because of the geographical distance, we chose to work with a strong and high-quality local team, which has years of experience in the Milwaukee real estate market, who lives and breathes the area and knows the city and all the opportunities in real time.
For our part, we make sure to visit Milwaukee at every possible opportunity, to meet our partners who over the years have already become friends, and to maintain a cooperation that we believe we all benefit from.
These visits also allow us to inspect our and the investors' existing properties and locate new opportunities.
And most of all, these visits allow us to learn! To see renovation processes, to see our tenants and the properties from the inside.
and in general feel the city. Go through the neighborhoods and see the fabric of life with your own eyes, see the employment and recreation centers and the shopping centers. To see which areas are in the process of development and where there are opportunities for quality transactions.
In conclusion - those who want to do real estate entrepreneurship successfully, should take into account that it is very much not "passive" but work for all intents and purposes.
